Yes. OMX and our other Bristol sites are designed to support CL2 lab environments. Labs are delivered as shell-and-core spaces, with CL2 compliance achieved through tenant-specific fit-out and operational practices, depending on your technical requirements.

Yes. We offer both wet and dry lab configurations, with adjacent office space. Dry lab tenants work across areas including quantum, advanced engineering, composites, instrumentation and software-led science. If you’re unsure which configuration suits your requirements, we’re happy to talk it through.

Our incubators offer flexible options ranging from approximately 150 to 5,000 sq ft. Companies can take a single lab, multiple labs, or a combined lab and office configuration, depending on current and future needs.

Our leases are designed to support growing science and engineering companies and are typically more flexible than traditional commercial lab property. We work with companies to understand timelines, growth plans and space requirements, with flexibility built in where possible.

Yes. Subject to availability, companies can scale their footprint by taking additional labs or office space, or by reconfiguring their suite as team size and technical needs evolve. Our three Bristol sites also provide a natural progression pathway as companies grow.

Our labs are delivered as shell-and-core units, giving companies the flexibility to design and fit out their space to suit specific technical, regulatory and operational requirements. Our team will discuss fit-out options, responsibilities and timelines during the pre-let process.

OMX is our flagship scaleup facility — designed for companies that have moved beyond early R&D and need serious, scalable lab infrastructure. Yes. A number of companies use our Bristol sites as a second UK base — particularly those looking to access Bristol’s science ecosystem, the University of Bristol’s research network, or the South West talent pool without fully relocating.
